Cancellation Policy

Guests may cancel their Booking until 7 days before the event start time and will receive a full refund of their BOOKING Price. Booking cancellations submitted less than 48 hours before the event start time are not refundable.

About

The space embraces an authentic, lived-in New York aesthetic—intentionally “rough around the edges” to evoke the cinematic charm of classic films.

Kitchen

Inspired by the party scene in David Lynch's Blue Velvet, this space offers a moody, cinematic backdrop with vintage props, lamps, and a table prepared for a photoshoot or film!

Office

Featuring rich blue wallpaper and surreal props, this room is a nod to my grandfather’s cigar lounge, blending nostalgia with a dreamlike atmosphere.

Living Room

A cozy, beige-toned space with a bold orange couch and carefully curated vintage decor, creating a warm and inviting setting.

Blue Bedroom

Situated between the office and living room, this area is painted with "Barbie Blue" and features a simple Barbie pink nightstand. For the minimalists.

The apartment is set dressed exactly as shown in our interior photos. *Photography with models may include personal props and/or rearrangement of props and set dressing by the photographer. All props and decor are available for use—just handle with care (you break it, you buy it).

Amenities

All services (except for our Vintage Apartment Studio) include a projector technology for full creative control.

Host Rules

Photography & Space Details

  • Photography lighting is not provided, but rentals are available.
  • Bathroom (off kitchen) is off-limits for filming and photography. The tub may be used for storage of personal items during rentals.
  • The space is shared with two dogs and a cat. All surfaces are cleaned and disinfected before bookings, and a professional cleaning is done weekly. If you have pet allergies, please take necessary precautions. Pets will not be present during shoots.
  • Certain decor elements (e.g., rugs, props, furnishings) may be unavailable at times for cleaning, repair, or replacement. No refunds will be issued for unavailable decor.

General Rules

Important: Please read all house rules carefully and share them with your entire team before your booking. Any violation may result in immediate cancellation without a refund. No exceptions.

Large Crew Policy: For bookings with 8 or more guests, a team member will be present during the booking. This change follows issues with doors left open, neighbors being disturbed, and equipment left in shared hallways. To ensure the space remains available, we will quietly monitor the first portion of large-crew bookings to ensure all rules are respected. We will not interfere with your shoot, but cooperation is essential.

Entry Instructions: To access the space, text or call the phone number provided in your booking confirmation upon arrival. Do not buzz the apartment (the buzzer does not work) and do not buzz any neighbors.

Rules:

  • 2-hour minimum booking
  • No smoking
  • No loitering in the hallway
  • No equipment in the hallway at any time
  • Every guest must be accounted for prior to booking
  • Do not use the fridge for storing food or drinks. Fee: $50–$200 for trash/leftovers
  • Bathroom is off-limits for filming and photography
  • Do not open cabinets or drawers. Fee: $10
  • All furniture is for set decoration only; do not use interiors for storage
  • Do not enter the closet in the back room
  • Do not pull down the Murphy bed. Fee: $100
  • No trash left behind. Fee: $100
  • No early arrivals; doors open at the start time
  • Rudeness, disrespect, or unprofessional behavior will not be tolerated
  • No pornography filming
  • No overtime without prior approval
  • Location scouts limited to 15 minutes
  • Pets are not present during bookings, but if you have allergies, take precautions
  • Furniture and decorations may be moved but must be returned to their original location. Fees for noncompliance start at $50 and increase depending on required work.

Other Allowances & Equipment

  • Security cameras are located in the studio, kitchen, and office
  1. Guests must wear booties on shoes while in our space.
  2. Guests are not allowed to enter the office to operate the projector and understand a member of our team will be at the studio to operate the projector for them during their shoot.
  3. No parties.
  4. No smoking, drugs, or alcohol.
  5. Amount of guests must be communicated before entering the premises. If more guests show up than you booked for, you will not be allowed on the premises.
  6. Crew CANNOT leave gear outside of our studio or on the sidewalk outside. All equipment should be inside our studio at all times or stored in their respective vehicles if they choose to do so.
  7. No loud music. This space is not soundproof. Please respect our neighbors.
  8. No entering the office.
  9. Guests must pick up after themselves and re-arrange all equipment back to its original place before leaving the premises.
  10. We are not liable for injuries, death, or any type of accident while you are on the premises.
  11. Guests will be charged for any damaged equipment belonging to the studio.
  12. No liquids, cake smashing, paint, bubbles, oil, glitter, or anything that makes a huge mess. Clean up fee: $300
  13. Guests are expected to maintain professionalism while in our studio. Lateness, playing loud music, being loud, being under the influence of drugs/alcohol, rudeness, and/or disrespectful behavior will not be tolerated. Host has the right to cancel bookings without refund if any of these standards are not respected.

Electrical system description

The breaker is located in the business below us called "Fresh My Day."

In the event that you flip the breaker, please follow protocol:

  1. Text/Call Marcelo @ 281-910-7726 and let him know the breaker has been flipped.
  2. After confirming with Marcelo, head down to the business "Fresh My Day" directly below us, tell them that you are doing a photoshoot with Marcelo and that the breaker has flipped and that you need to reset it. The apartment number is 2R.
  3. After the breaker has been reset, please let Marcelo know.

*NOTE: Unfortunately, when FRESH MY DAY is closed, we may not have access to the breaker. And if we do, it may take a while until we can get someone to help us flip the breaker. Because of this, please be mindful of the amount of power you are using.

Health & Safety Measures

  • We space out bookings to facilitate thorough cleaning between sessions.
  • Our team ensures that all high-touch surfaces and shared amenities undergo thorough disinfection.
  • We enlist the services of licensed professional cleaners to sanitize the space between bookings.
  • Prior to each booking, our hosts diligently:
    • Sweep, mop, vacuum, and sanitize the space.
    • Provide a handwashing station stocked with soap, warm water, and paper towels, or hand sanitizer containing at least 60% alcohol.
    • Cleanse common areas accessible to guests, including bathrooms, kitchens, and entrances.
    • Collect and sanitize dishes, silverware, and other amenities provided by hosts, if applicable.
    • Dispose of garbage and replace can liners.
  • We equip every guest with:
    • Hand sanitizer
    • Disinfecting wipes or spray and paper towels
  • We adhere to capacity limits based on governmental guidelines to ensure a safe environment for all.
